IV. Visitors and Public Input
- Gentleman is here concerning his property. He lives on Catherine Drive and is having a property issue. A survey of the property was completed done October 5 2023 by Randy Cortese. Gentleman’s neighbors’ driveway is encroaching on his property and he is concerned about liability should someone fall or get hurt on his portion of the property. He stated he has approached his neighbor several times regarding his concerns. He stated that his neighbor doesn’t have a property survey and he isn’t willing to get one. According to gentleman, his neighbor is not following ordinance of Adams Township which is 5 foot off property The Planning Commission instructed him to go to the next supervisor meeting on Monday and voice his concerns. Gentleman stated, in his opinion, his neighbor is not following the Adams Township ordinance. He also had his attorney send a letter to his neighbor regarding this issue. Gentleman also stated that he is unable to see coming out of his driveway – 150 feet looking both right and left. The Planning Commission stated the committee has no enforcement power to assist him in handling this particular situation. The Planning Commission also suggested the gentleman start by speaking with the magistrate; contact the Adams Township Police Department and check with attorney to determine if it would be possible to have attorney fees recoverable due to this issue. The Planning Commission also suggested the possibility of fencing around the property. (please note: in reference to the use of the word “gentleman” there was no sign in sheet at this evening’s meeting)

- Crossroads Group here to present our Land Development proposal along with the associated stormwater management plans for cell tower on Rhodes Cross Road.(special exception approved by Zoning Hearing Board). Mr. Sam Reeser is here from The Crossroads Group, LLC, is here to update the Planning Commission Committee on the Sidman cell telephone tower. Mr. Reeser stated he has gone through the zoning process for special exception. He is here to answer any final questions the Planning Commission may have and is asking for approval to go the supervisors for their approval. The Planning Commission stated Mr. Reeser will need to add signature blocks to his documents. Motion to approve site plan: 1st Randy Cortese; 2nd Ed Pentrack – all in favor. The Planning Commission instructed Mr. Reeser to attend Board Supervisor’s meeting on Monday.
- Vertical Bridge here for review of site plan for cell tower on Llanfair Road. (special exception approved by Zoning Hearing). The Planning Commission stated they will need a driveway permit. The driveway permit was applied for and is with the state for their review and approval. A highway occupancy permit will need to be submitted and approved and also add signature line for Supervisor’s and Planning Commission signatures. Motion for contingent approval by 1st Randy Cortese provided that 1) highway occupancy permit is completed and 2) any issues with run off with gravel access road addressed. 2nd Percy Helsel seconded contingent approval. All in favor
Gentleman is interested in purchasing property on Elton Road. He is keeping one structure and going to complete demolition of the other. He would like to close right of way and is interested in building a garage for personal use. The Planning Commission instructed him to attend the supervisor’s meeting. Randy will attend to help him explain. The solicitor will be at the Supervisor’s meeting to provide additional input. . (please note: in reference to the use of the word “gentleman” there was no sign in sheet at this evening’s meeting)
- Keiper subdivision -review and motion to 1st Rich Webb (with a note that if there are any more developments on any of these lots, the entire parcel will need to be brought up to present township standards (stormwater, cul de sac) 2nd Percy Helsel Abstained: Randy Cortese; Rick Lehman, All in favor
